Home inspection

Pre-Purchase

A full home inspection timed to your purchase contract, so you have the report while you can still negotiate repairs or credits.

A single-storey Southwest Florida home with a dark tile roof, light stucco and a manicured lawn.

Florida purchase contracts give buyers a limited inspection period, so check the number of days in yours. Send your deadline with the request and we’ll schedule around it. For older homes, insurance inspections can usually be done on the same visit.

What a home inspection is, and isn’t

  • A visual, non-invasive inspection of the parts of the home we can safely see and reach on the day.
  • We don’t open walls, move furniture or stored items, or take equipment apart.
  • Areas we can’t get to, like a blocked attic or a roof that isn’t safe to walk, are noted in the report.
  • It’s not a code-compliance inspection, a warranty, or an engineering evaluation.

Questions

When should I book?

As soon as the contract is signed. Include your inspection deadline in the request.

Can I add a 4-Point or wind mitigation?

Yes. Many buyers of older homes need them for insurance. Add them to the same request.

Do you give repair estimates?

No. We report the condition we find. Your agent or a contractor can help price repairs.

What does it cost?

It depends on the property and which services you combine. We confirm the price before anything is booked.

Under contract?

Send your inspection deadline with the request and we’ll schedule around it.
