A year of heat, humidity and rain shows things a new home can’t on day one: settlement cracks, sealant gaps, doors that stick, drainage problems. Check your builder’s warranty for its terms and exact deadline, and include the date in your request.
What we look at
A visual inspection of accessible areas.
- Roof, flashing and drainage
- Stucco cracks and sealants
- Windows and doors
- Attic: leaks, insulation and ventilation
- Electrical: panel, outlets, GFCI
- Plumbing: leaks, fixtures, water heater
- HVAC operation and condensate
- Drywall cracks, floors, cabinets and finishes

What a home inspection is, and isn’t
- A visual, non-invasive inspection of the parts of the home we can safely see and reach on the day.
- We don’t open walls, move furniture or stored items, or take equipment apart.
- Areas we can’t get to, like a blocked attic or a roof that isn’t safe to walk, are noted in the report.
- It’s not a code-compliance inspection, a warranty, or an engineering evaluation.
