New Construction

An independent inspection of the finished home before you close, so you have a documented list to take to the builder’s walk-through.

A newly built two-storey Southwest Florida home with a paver driveway and new landscaping.

Where this fits

  1. Before closingFinal inspection of the completed homeThis inspection
  2. Builder walk-throughBring the report and add items to the punch list
  3. Around month 10–11Optional 11-month warranty inspection
  4. Warranty deadlineCheck your builder’s terms for the exact date

County inspectors check that construction meets minimum code requirements at set stages. Your own inspection has a different purpose: it looks at the finished home for workmanship issues, items that don’t work as they should, and visible defects. Both are worth having.

What we look at

A visual inspection of accessible areas.

  • Roof, flashing and gutters
  • Exterior walls, windows and doors
  • Grading and drainage
  • Attic insulation and ventilation
  • Electrical panel, outlets and GFCI protection
  • Plumbing fixtures, drains and water heater
  • HVAC operation and condensate
  • Interior finishes, doors and cabinets

What you receive

  • Report with photos
  • A list you can hand to the builder
  • Delivered within 24 hours

What a home inspection is, and isn’t

  • A visual, non-invasive inspection of the parts of the home we can safely see and reach on the day.
  • We don’t open walls, move furniture or stored items, or take equipment apart.
  • Areas we can’t get to, like a blocked attic or a roof that isn’t safe to walk, are noted in the report.
  • It’s not a code-compliance inspection, a warranty, or an engineering evaluation.

Questions

When should I book?

Once construction is complete and before your walk-through or closing. Builders sometimes need a few days’ notice for access.

Isn’t the county inspection enough?

It serves a different purpose. Code inspections confirm minimum requirements at set stages. An independent inspection documents the condition and workmanship of the finished home for you.

What does it cost?

It depends on the property and which services you combine. We confirm the price before anything is booked.

Closing on a new build?

Send the closing date and builder contact for access.
